Good morning,   We would like to remind everyone that fireworks are not allowed on the property whatsoever. Anyone that is seen using them will be fined $500 for each offense, per the Rules and Regulations (attached here). Rules and Regulations - Fireworks

Good morning, As a reminder……. The HOA Rules and Regulations have been updated/revised. In particular, the increase in the amount of fines to be assessed and the structure of how the fines will be implemented.  Due to ongoing damages to the common grounds and liability issues, the fine for the violating the rule regarding the use of bouncy houses, water feature structures and other items placed in the common area by homeowner, tenant or renter has increased significantly, and will be assessed IMMEDIATELY without notice or warning letter for violations of this rule. The updated copy is attached here, rules sections that have been revised are high-lightened in the table of contents. Please review them and provide a copy to your tenant, if you are renting your unit. As an additional reminder, all fireworks are strictly prohibited on the Association's property 24/7. There are no exceptions, even for holidays like the 4th of July. No bottle rockets, sparklers, smoke bombs, or anything else that is deemed as a firework or that ignites shall be used on the Associations property. Fines of no less than $500 will be assessed IMMEDIATELY without notice or warning letter for violations of this rule. Owners are responsible for making sure their tenants are aware of these rules.  Please reach out to our office with any questions that you may have.

POOL RENOVATION

The Pool Renovation has started. Coral Pools has been contracted to do the remodel of the Mesa Madrid Pool. We are excited to get this work underway so you the community will be able to use it before the weather gets cool. According to the scheudle, it will take about 4 to 5 weeks to complete depending on weather and any other issue that may come up. Once the pool has been finished, the pool filled and chemicals added, the Maricopa inspector will still need to inspect and open the pool. The final opening of the pool will be based on where the COVID-19 virus stands at the time and where the Goverment guidelines and stipulations are at.

FIREWORKS

Fireworks of ANY KIND are NOT allowed at Mesa Madrid. There will be zero tolerance for offenders. The fines listed below will be enforced if you choose to ignore the rules. FIREWORKS  All fireworks are strictly prohibited on the Association’s property. No bottle rockets, sparklers, smoke bombs or anything else that is deemed as a firework or that ignites shall be used on the Association’s property. A fine of no less than $500 shall be assessed for noncompliance. Fines for any violation of the fireworks rule. First offense $500 Second offense $550 Third and continuing offenses $600 for each reoccurrence ****Owners and Property Managers, it is up to you to contact your tenants about this rule. You are ultimately responsible for your tenants and their guests.

Exterminating Service

You have asked, the Board has listened. We are happy to inform you Mesa Madrid Townhouses now has a monthly exterminating service (Total Pest Elimination) that will start service on July 6th. If you would like to have the inside of your unit sprayed, here are the directions: Total Pest Elimination- 480-202-7205 You need to set up your own appointment. The cost is $10.00 the day the community is serviced or $35.00 any other time. These costs include your back patio area. The price is the same with our without the patio being treated. The product used is pet friendly. *****Homeowners are still responsible for termites if found in your unit.

POOL CLOSURE - UPDATE

The pool is scheduled to be renovated in a couple weeks. The pool has needed to be redone for some time now. The original plan was to do the work in the fall after swimming season was over. When COVID-19 hit, the Board felt it a good time to get it redone. As with most everything nationwide, facilities shut down and a lot of people were not working. The pool permit has taken longer than anticipated to obtain. Due to the deterioration of the pool and cool decking, the Board voted to keep the pool closed after the restrictions by the Governor were lifted. This is for the safety of all in the community that use the pool.  We understand the timing is not the best but you will soon have a nice pool that meets Maricopa County Health Regulations.

MAIN LINE WATER BREAK

There is a bad water mainline break. The plumbers are on their way or are already there. We do not know if this effect the whole community. PLEASE prepare for your water to be off. We have no idea how long this will take to repair.

SATELLITE INSTALLATION

WHEN INSTALLING A SATELLITE DISH, THE ATTACHMENT IS AN EXAMPLE OF A  CORRECT WAY TO INSTALL. DO NOT ATTACH TO THE DISH TO THE ROOF  Attaching anything to the roof would void the roof warranty and the owner would be responsible for roof damages and any possible leak damages.
