AMENDED RULES AND REGULATIONS - VEHICLES, PARKING AND TOWING

There has been a slight amendment to the HOA rules under Vehicles and Parking to make it clear about towing vehicles at the owners expense without warning. There has been an issue with parking in front of dumpsters so the trash can not be picked up and parking in firelanes and other resident spaces. You can also find a copy of the rules in the Documents folder on this website.

DUES INCREASE

As a reminder........January 1st the dues were increased from $190.00 to $228.00. You will now be getting a monthly statement with a coupon attached to make your payments. Coupon Books are no longer available.

FENCE SLATS

There are many fences in the community that the slats need to be replace. They are old and look bad. You can find the slats on the Walmart website, Lowes website and Home Depot website. On each of these sites, in the area that asks what are you looking for? write in fence slats and it will open up where you can look at them and order. The recommendation from one owner, if you order off one of these sites, have the slats shipped to the store. If they are incorrect you can return them right away.  Stipulation is the slats have to be white.  Some in the community have opted for block walls. If you want to change your fence to block, you will need to submit an architectural request form to obtain written Board approval.

NEW POOL KEY DISTRIBUTION

The locks on the pool will be changed on Monday, August 12, 2019. After that date, your current pool key will not work. Attached is a letter and form stating what you need to do in order to receive a new key. Each unit will get 1 key. Your account needs to be current to obtain a key. Instructions for your tenant or property manager is in the letter and on the form. Keys will be handed out on Friday, August 2nd - 10:AM - 12:00PM and Saturday August 3rd - 9:00AM - 11:00AM at the Mesa Madrid Clubhouse. This is the only time our volunteer board member could be available. After Saturday, you will need to go to the Heywood Management office to get the key. The completed Acknowledgement form needs to be filled out and given to a Heywood employee to get a key. Keys WILL NOT be mailed. If you have questions, you need to address them to hello@heywoodmanagement.com

VEHICLE BREAK-INS

We received notice from a board member this morning, when she left for work at  5:45am, her drivers side car door was open and her car trashed. Nothing was taken that she can tell, just trashed. 3 individuals wearing hoods were caught on a security camera at 2:20am going through another vehicle. Apparently they are looking for vehicles that are unlocked. So remember, LOCK YOUR VEHICLES and do not leave items on the seat or areas that can be seen. Leave your shed light on at night. If you see something suspicious, call 911 and report it. If you rent your unit, please inform your tenants. There will be updates if we get more information.

Water Turn-Off Today (November 1st)

The water will be turned off today so an emergency mainline break can be repaired.  More than likely it will not affect the whole community. We apologize for the inconvenience and appreciate your patience.  If you rent your unit, please let your tenants know

Main Line Water Problem

We have had many reports this morning about low water pressure and water running down the road. Leak is in the area of unit 143. There is a VERY good chance the water will need to be off as it appears to be a mainline. Please plan on the water being off. (this is not associated with the break they were working on yesterday)

Water Turn-Off Tomorrow (October 30)

The parts have come in to finish up the plumbing issue from last week. The plumbers are on site today digging up the rest of the area, there is not a plan to turn off the water today. The water will be turned off tomorrow after 10:00am so you can get ready for school and work. More than likely it will not affect the whole community, the problem is around unit 101. They hope it is isolated to the southern part of the community. Please plan accordingly, as of right now we do not know how long it will be off. If you rent your unit, please let your tenants know

The HOA does not have a plumber working in the community today. The City of Mesa has someone on their way to investigate why your water is off.

Backflow Repair

Tomorrow July 11 Ryco Plumbing will be replacing a bad backflow in the community. (Per the City of Mesa) This is scheduled between 10:00am and 12:00pm. Not everyone will be without water, but please plan accordingly. They are thinking it will be the north and south side of the property. At this point they do not know how long it will take to repair. POOL CLOSURE AND GRAFFITI

The pool is currently closed due to vandalism. Two bottles of Dawn detergent was found on the kool deck and the pool LEFT full of bubbles.  Due to the actions of a few, it now affects the community as a whole.   - No one can use the pool until further notice. - The HOA (you as an owner) has to pay for the pool to be cleaned of the         bubbles and the detergent residue.  - Pool furniture is not available as it is either taken, broken up or thrown into the pool. You may have noticed, recently the property has been tagged with graffiti. Now time and money has to be paid to paint over these areas.  These are extra costs that were not budgeted for in the 2018 budget. The Board has been working very hard to proceed with needed repairs to sheds, paint sheds, roof work etc. These acts of vandalism to the community are taking away from much needed work.  If you know who has been causing these problems or see anyone that appears out of place, damaging property, dumpster diving etc., call the Police. Then let the management company know. In order to make things better, the Board of Directors is asking for help from the community.
